As stated by the Federal Reserve, appraisal reviews "must determine whether the appraisal or evaluation is applicable for the transaction, the liability of the transaction, and whether the processes by which the collateral valuation is accomplished ensures independence and quality." In addition, they "must signify whether the appraisal or evaluation report is true to the letter of engagement, which sets forth the outlook of the appraisal assignment." Last, The Federal Reserve notes that "some institutions add periodic reviews with post-funding assessments of appraisal quality for a few of their high-risk or larger-value transactions as a control to help in discovering valuation problems."

In addition to coordinating our work to the procedures and guidelines of our review customers, there are four Fannie Mae forms that are normally used for review services, and we will develop an appraisal review on any one of them. They include an appraisal "desk" review, a "field" review, a "short" form and a "narrative" form. Here at Shamrock Appraisals, Inc., we are skilled in all forms of appraisal reviews, review procedures and the requirements of review appraisers.
